Programming/Building Evaluation

  • Establish planning standards, benchmarks and best practices
  • Prepare program of space requirements for personnel and equipment
  • Initiate project dialogue to define goals, objectives, procedures and strategies
  • Compile a profile and devise a strategy for potential expansion
  • Determine optimal adjacency requirements
  • Evaluate existing furnishings for re-use and prepare inventory as required
  • Establish a project budget based on client goals and objectives

Design Development

  • Review criteria for pre-qualifications of engineers, contractor and suppliers/vendors
  • Advise client on selection of structural, mechanical, electrical and other consultants (acoustical, lighting, audio visual, data/telecom)
  • Identify any specified long-lead delivery items

Construction Documentation

  • Prepare final bid documents and specifications for the approved design utilizing CAD system as required
  • Prepare construction document backgrounds for release to consultants and coordination of engineering services
  • Advise client on contractor selection process, negotiation and bidding
  • Prepare construction document schedules
  • Prepare furniture procurement plan and specifications
  • Coordinate completion of engineering and architectural documentation
  • Review and approve construction documents with client
  • Submit approved contract documents for city plan check and permit approvals
  • Finalize plan check review with applicable governing agencies

Bidding / Negotiations and Award

  • Prepare bid instructions and issue construction drawings and specifications for bid
  • Issue addenda as required
  • Provide clarification of construction documents as required
  • Review and analyze subcontractor bids
  • Advise client regarding contract awards or assist in negotiation with selected contractor

Construction Administration

  • Initiate pre-construction conference with client
  • Review detailed construction schedule with client and contractor
  • Make periodic field inspections during construction to monitor progress and quality of work
  • Review and process shop drawings and material submissions
  • Attend construction progress meetings
  • Issue change orders/bulletins as required
  • Review and process contractor payment requests
  • Coordinate installation schedule for furnishings
  • Prepare punch list at project completion
  • Monitor resolution of punch list items

Post Construction

  • Assist with tenant move-in
  • Coordinate compilation of manuals and warranties
  • Evaluate condition of project at 90 days post-completion and provide report
